The Columbia Heights neighborhood of Northwest has become one of many communities in rapid transition. Older apartment buildings are being updated and redeveloped into condominiums. Town homes are undergoing restoration as owners capitalize on their growing real estate value.
Both Adams Morgan and Mount Pleasant, neighborhoods adjacent to Columbia Heights, already have experienced a rejuvenation that has now spread into this community and beyond into Petworth, just north of Columbia Heights. The Metro station on 14th Street adds to the convenience of this upper Northwest community.
A recent project by the Tenacity Group is conversion of the apartments at 1439 and 1441 Euclid St. in Columbia Heights to condominiums. Tenacity Group, co-owned by John Fitzgerald, and Mike Postal, assists owners and tenants through each step of the process of converting apartment buildings to condominiums.
The Tenacity Group includes a title company, a brokerage arm for sales and a private-investment division. The company expects to convert more than 750 units in the Washington area from rentals to condominiums in a wide variety of neighborhoods and prices. Phase I of the Euclid Manor project, the 1439 Euclid St. building, sold out in less than two weeks. Sales have recently begun on the second phase of Euclid Manor in Columbia Heights, 1441 Euclid St. Both buildings consist of efficiency and one-bedroom apartments.
At 1441 Euclid St., buyers will find a three-story south-facing building in which the apartments have been refurbished with hardwood flooring, new kitchens and new baths. The kitchens feature GE stainless-steel appliances, wheat-colored hardwood cabinetry, track lighting and slate tile flooring. Some of the residences include granite counters. Each bath has been redone in classic black-and-white tiles with slate tile flooring. Each residence has a stacked washer and dryer. The 16 residences at 1441 Euclid St. have 310 to 640 finished square feet, with base prices ranging from $159,500 for a first-floor efficiency to $269,500 for the largest first-floor one-bedroom homes. Monthly condominium fees are $151 to $299.
Unit 301, a one-bedroom home with 540 square feet, is base-priced at $264,500 with a monthly condominium fee of $251. This home features a corner living room, an open central area for dining, a galley-style kitchen, a full bath and a large bedroom with a closet.
Unit 306, a one-bedroom home with 520 square feet, is base-priced from $264,500 with a monthly condominium fee of $251. This home has an open L-shaped living and dining area, a separate kitchen, a walk-in closet, a full bath and a separate bedroom.
