Park Terrace condos near Metro, night life

Redevelopment is occurring at a fast pace in Washington. Mount Pleasant and Columbia Heights are experiencing particular growth.

The Tenacity Group, a financing, real estate advisory and tenant conversion company, recently completed a conversion project in Mount Pleasant, allowing tenants and non-tenants the possibility of homeownership in an area slated for revitalization.

Located four blocks from the Columbia Heights Metro Station and two blocks from Rock Creek Park, Park Terrace, at 3314 Mount Pleasant St. NW, includes studio, one- and two-bedroom homes. Additional upscale restaurants and retail shops are anticipated in this neighborhood, which already includes plenty of stores and eateries. Within blocks of Park Terrace are the restaurants and night life of Adams Morgan.

The Tenacity Group has renovated Park Terrace with new kitchens, including granite counters and stainless steel appliances; new bathrooms; new and refinished hardwood flooring; sisal carpet and a European-made washer and dryer in each home.

New windows have been fitted in the homes, which have windows on multiple sides. The entire building has new plumbing and new electricity; the lobby has been renovated and includes a new entry security system.

The base prices for the currently available homes range from $279,500 to $329,500, with condominium fees ranging from $230 to $299 per month. The condominium fees include heat. Home sizes at Park Terrace range from 402 to 860 square feet.

Unit 5, a one-bedroom home with 555 square feet, is priced at $279,500 with a condominium fee of $230 per month.

Unit 28, a one-bedroom home with 755 square feet, is priced at $329,500 with a condominium fee of $299 per month.

Unit 29, a one-bedroom home with 600 square feet, is priced at $294,500, with a condominium fee of $249 per month.

This home has a foyer with a closet, a walk-in closet and full bath off the bedroom, and a central living area. The kitchen includes a dining area.

Unit 36, a one-bedroom home with 622 square feet, is priced at $299,500 and has a condominium fee of $258 per month.

This home has a foyer entrance with a closet and a living area with a doorway into the eat-in kitchen. The adjacent bedroom includes a walk-in closet and a full bath with a window.

Units 39 and 49, each a one-bedroom home with 600 square feet, are priced at $299,500. Each has a monthly condominium fee of $249.

These two homes each have a foyer with a closet, a walk-in closet and full bath off the bedroom, and a central living area. The kitchen includes a dining area.
